I've only been on my journey researching for the past month chomping at the bit to get out there and buy a home...however my wife and I signed a purchase agreement back in January on a new house build so I decided to postpone buying my first property until we close on our new home in October/November time frame....However, the more information I keep digesting, the more I keep thinking why don't I cash-out refi our current property and keep it as my "first property" to rent out?

If possible, try to get them out before you close, and postpone the closing until they do vacate the property.

This is also literally the first time in my career as a landlord (about 100 tenants at this point) that a tenant has questioned a rent increase.Yesterday I got this email from them:I do not believe that after what turned from weeks to months of listening to power tools for the majority of our down time, a rent increase is a reasonable request right now.A postponement of increase until January would be 3 months from the date you provided, roughly the length of construction.We enjoy this apartment, and arent going to be leaving anytime soon.

Hello,My rental ad on Zillow rental manager did attract multiple prospective tenants but they fell under the following four categories:1) Tenants with pets2) Tenants who were bargaining a lot.3)Tenants who had weak financials but willing to pay rent inspite of their income well below 3x4) Few tenants whose profile good on surface but their phone numbers were flagged as "scam likeli"I personally am not comfortable renting to all the four categories listed above so it has delayed finding a tenant for me besides I haven't been very aggressive pursuing tenants as I had plans of selling .Now I have decided to postpone selling, what are the other best ways to find tenants quickly.
