We're finally in the position to be able to move forward with our goal of running a fix and flip business, but as anyone reading this surely knows, building up the courage for that first step has stopped so many would-be investors before they ever got started.

My interest rate and purchase price wouldn’t allow for positive cash flow unless I charged an unreasonable rent—or put about $500K toward the principal, which isn't ideal.I’m a high earner, so I’m weighing my options:Take the loss ($60K-$100K), buy another house, and chalk this up to a hard lesson learned.Refinance, put more money into it, and rent it out long-term—even if it’s not immediately profitable.Invest my money elsewhere and try to make peace with staying here for several years or just move.Would love to hear thoughts from anyone with experience in real estate, financial strategy, or noise mitigation.

Building a trusted team is key, so starting that process as you actively search for your market will put you in a strong position moving forward.

Instead, use frame control—position yourself as the reasonable one.

Instead of just explaining wholesaling, position yourself as their problem solver.

Personally, I’m positive there are better general investment areas but depending on your niche and skills it may be the best one for you!

Even more importantly, is is positioned to be the top sector for the next 10+ years, thanks to the retiring baby boomer population and the lack of adequate new facility development.
