I got un-renewed by my old ins and rejected by almost all ins companies (except for some crazy ones quoting me 10k/year) on my primary house, which is far from any fire zone but I had 2 claims on my 2 rentals (I am a small player so under my name not LLC) in the past 3 years so I got fked. 

One thing I try to remind myself is that enforcing a lease is a LAST RESORT not a first option.

Using that space would be a last resort, but it is an option.

After multiple attempts over the course of weeks we will eventually resort to changing the locks.

So far, I've checked SunDestin, Destin Seafarer and Pelican Beach Resorts, along with a few others. 

I could find people fairly easy.Add the excitement of a hurricane off the coast (resort shut down at 9 PM so workers could safely get home). 

There are paths you can take with regulators to escalate, but being in the business myself, I generally view this as an option of last resort, and really it can only be done if you were flat out lied to and/or there is legitimate fraud taking place.  

So at this point foreclosure is a last resort..

I think Vail is about to build a new resort there, but you may want to fact-check me. 

The property has a resort feel and would be a great STR.
