I am a recent graduate from Texas A&M university and a few months prior, I was considering getting into Wholesaling.I learned that with Wholesaling, there were so many pitfalls concerning wholesaling, legalities that one needs to deal with when wholesaling properties, so I decided to look at another alternative route instead.One of the areas that caught my attention was being a refferal partner for Real Estate and Private Equity investors.Do you guys know what states such activities are going to be legal or illegal?

@Andrea Evans I think:Worst Part - Lots of pitfalls you can fall into if you do not know what to look for like buying and property taxes double, suburb rental license, buying a property with violations, not understanding the importance of lease documents, etc...Best Part - There is so many opportunistic corners or niches in the city and suburbs that most out of state people do not know about and out of state investors never get to cause they get caught looking at cap rates on the south side and in south burbs.

@PJ McLaughlin I was worried about the same, and so I require tenants use ach transfers from their bank and don’t accept payments via credit cards, I also require payment to be received by the due date, not simply posted and pending through Cozy, money must be in my account by the 1st; thinking these measures would save me from this pitfall. unfortunately that doesn’t seem to be the case, and I’m dumbfounded.
