I’ve been coaching new investors for a while and many lack funds to get started but find both the lack of knowledge, experience, and funds, often derails them. 

Kowal I sold a bunch of index funds in January 2025 and will have a six figure capital gain.

@Timothy Frazier  This will be tough as the HML will want a 1st position loan, but so will the other lender providing the rest of the funds. 

Personally, in this market, I would work on saving up and really doing my best to find a great opportunity and pull the trigger then.

For example, I hate to sell anything, but I am selling two properties to raise funds for a new primary that meets my goals.Study the market and really lock in what it will rent for.

It sounds like this is their personal residence.

I turn the tables on the wholesaler calls.. if i can get past the telemarketer and get to the owner I then explain to the owner how I can fund deals for them..
