They all seem to be in decent repair (and i would obviously get inspections) but what is initially giving me pause is that they are all 80 to 100 years old. 100 year old houses are common in my area, but it begs the question, how old is to old?

I don't know if my contractor went on pause, waiting to get paid, but I wouldn't be upset at him if that were the case.

Just like what you have accomplished is to be commended and emulated.right now going into a cycle were real estate is pausing a bit in some markets.. little to no debt is a very nice feeling.But most cant do it these days because they must have debt to scale so there is a balance.. 

If there are dramatic or weird pricing jumps (down or up) it definitely causes some pause- I start to wonder why the prices is jumping and if there are other strange issues with the property.

We had completed 4 management acquisitions in Metro Atlanta and paused three years ago as the market rebounded because every management company's portfolio began to shrink due to accidental owner portions choosing to sell their rentals as housing prices rose. 

Take pause when you are REQUIRED to use cash.
