My worry is that the property might fall into probate or tax auction once he passes and someone who knows someone will get the deal under contract before it reaches public offering.There is a real estate agent in the area that gets about 85% of all the listings in the micro-market, so she is farming these properties constantly.

We have two strs both rented carts but the security in our area will remove your ability to have a cart for 5 years if you get two tickets.the liability isnt much of anything - we use progressive or State farm.

All the freelance sites basically provide the same low quality results (they usually have sites where they farm backlinks) and can increase the "toxicity" of your site but for pennies on the dollar of what local companies charge, it's not a bad start.The best way to increase SEO over time is Blog posting though, and it's free.

Selling those 3, which are positive cash flow (no debt) and re-deploying those funds to either Self Storage/Flex buildings in an "A" market (same building cost, but double the rent rates); picking up some more farm land at $9,000 and subdividing for $50,000 per acre; or investing in more land for Teak plantations in Belize.
