The reason for the threshold is so that you protect the tenants from being too optimistic and wanting to rent a place that they cannot really afford. 

@Trevor Asay, you're close to a 16% margin, which is pretty standard for flips.I think a 90-day turnaround is too optimistic.

Would you categorize yourself as a optimist about the efforts in that area?

I’m optimistic by the end of the month we’ll have tenants occupying the property and bringing in some cash.

From what I understand the Property you want to purchase is for yourself and you also plan to use as a vacation rental..Just keep in mind managing a Vacation Rental from afar is not the same as managing a buy & hold investment from OOS.Are you being optimistic with your numbers??
