@Matt Schreiber you won't find any Class A or B properties that cashflow - whether SFR or MFR.Price & interest rate increases have made it very difficult - unless you find something off-market BEFORE an agent or wholesaler finds it.

Rates fall off a cliff if you go 25% down. 

I had belatedly realized that FHA goes off personal credit and therefore I couldn't use the LLC for it.

I paid off about 10 of them for them and took them over as those had enough equity to make it worth my time.
