I live in Sacramento, and have noticed that people are offering either equal or above asking price even for homes that sometimes need 80-100k in repairs and I can't see how they would even make a profit doing that.

I noticed their business is listed as an LLC on their Zillow profile, and we also found that they have a few other unrelated LLC businesses that didn’t seem to work out for them over the years and were short-lived.

We also signed a “Notice to Terminate” which states "The property management agreement shall terminate effective May 14,2024.

Additionally, most servicers will provide the tax documents needed at end of year (1099-INT, 1098-INT) and can also issue notices of NSF, late payments and support delinquency /default.

I have noticed that as companies they grow, their quality and attentiveness tend to decrease. 

Upon arrival I noticed the curb appeal and thought it was overdone (of course, I initially didn't say anything to the owner).

Ironically I’ve noticed most people who started in the syndication business on Bigger Pockets whether as GP or LP (General Partners who set it up or Limited Partners who invest passively) have not experienced a true decline in the market so I predict a bloodbath in 2024 I will write a booklet about what to look for if investing in a syndication (or better yet: in a fund) and will post it somewhere on BP because as a tax attorney for high net worth individuals I have seen it all and so many good people lost money as passive investors because the hopeful syndicators were amateurs! 

I notice that you comment on almost all Roofstock related posts usually to defend Roofstock.
