I am no expert by any means but I thought I would drop my opinion here. 1) Should I focus on duplex since they're most likely less expensive in my area in category A or B properties, or aim for more units?

Another time I sold a property that had no off street parking, because tenants didn't like not having no place to park their cars except the street.

The problem with that is that now you're no longer tracking what you've paid to actual vendors, so you lose the ability to issue 1099's and know what you've paid who at the end of the year.  

Please, those who have already done wholesale, answer whether the chain of actions that WHOLESALER should perform is correct or not, maybe there is no need to do some steps or actions at all, please explain me those who have already done wholesale, thank you very much.

And start from a position of strength rather than getting into a property right before you go back to finish up school and have no income for a year.

The price should reflect the current performance, not the seller’s expectations for the future.Seller financing is a big plus.
