I got lucky that the tenant wanted a house in my neighborhood to keep kids close to their schoolsHouse was listed for 1750, they offered 2250 but I declined , so they offered $3k, ended up renting the house for $3250 ($250 pet rent) per month, for 3 month, open to extension if needed.I met the tenant and did the background check on them, I felt comfortable renting to them THD takes time with approving the property, but they were quick to approve the lease, and they sent me the checks the next day after lease signingMy house is not furnished, and they were ok with that , they actually work with a company that provides furniture for the tenant, and they coordinate the delivery and setup of furniture on the lease start dateOverall I like the experience working with them , but hey today is day #1 (out of a possible 3 months), so I will update this post if anything wrong happens or if I notice any red flags

maybe the answer is some sort of Hunters safety course we all took as kids before we got our first guns.. you have a investor safety program that is not a guru LOL..

We target young families with double income and kids that want to be in a better school district, which automatically puts us into suburbs outside of Milwaukee and MPS. 

I've walked in on Squatters, High school kids, former tenants, some rather angry Racoons, Stray Dogs and even one unhappy Deer.Even though I always knock, shout out throughout the house that I am there and who I am, try to keep an open escape route and continue to call out as I go.

My kids may end up receiving an inheritance assuming they already value it...and if they don't then they'll get a token amount.

After half a lifetime of working and saving and investing in index funds while renting, im ready to make the jump into a new asset class.Looking to owner-occupy a multifamily in the city of philadelphia and hopefully pass a portfolio on to my kids someday.open to any and all advice!

Hello,A job relocation to San Francisco CA early this year is making me ponder if I should be selling my owner occupied duplex in Jersey City and buy something in Berkeley CA due to its proximity to San Francisco and has some fairly decent schools  for my kids and also UC Berkeley .The low  2.5% interest rate on the Jersey City property turned into a golden chain but I think I am done with managing tenants and property and would like to get more into an Equity play.
