You also never have to worry about not finding a buyr for it.Now let me explain in further detail:Here is what all of you little mortals that are not obeying me th eoverlord are doing (wrong).You find a seller, you negotiate and negotiate and negotiate some more till the seller won't budge below a certain number and then you eagerly sign that contract and then you scramble to find a buyer for that contract.yeah, don't do that.You only sign a contract when the seller reaches your precalculated and determined number.This is the number where the deal simply works for any decent cash buyer.Example:https://www.zillow.com/homedetails/52-Stonybrook-Rd-Gales-Fe...Bought this house for $40KARV= $310KCost Of Repairs = $60KI am all in for $100K.This leaves $210K to split between my wholesale fee (if I were to wholesale it) and the cash buyers flipping profit.If I were to take #100K for my wholesale fee and assign the contract for $140K to a cash buyer, the cash buyer would still make $90K on a 6 to 8 week flip.Good deal for the cash buyer?
