Buy the property with an FHA loan (since I don’t have a ton of cash, most is invested or in retirement accounts.) and then move out after the requested timeframe has lapsed that I need to live in the property.My current lease I signed was an 18 month lease and we have still around 16 more months to go.

If the contractor is having to document everything that's achieved day-to-day to send to the construction team, who then sends it to Scott so he can update the client on which electricals have been rewired, which fixtures have been updated, then that's time they're not busy working on the next project.Now, I don't want this to be interpreted as an excuse - because I am 100% taking responsibility for our lapse in communication, and the team is all aware of this issue and working to develop better systems to ensure the issue is taken care of.

This is my first experience as a landlord, and what a headache this one tenant has been.When the lease with a pair of tenants renting our condo lapsed, they never informed me that they desired an initial inspection, despite my offering of it to them in writing with about 45 days left on the lease.After they vacated, I had a brief list of things that needed to be addressed:The condo was much dirtier than when I initially handed it over to them (I hired a cleaning service to do a 'move-in' cleaning of the empty unit before they moved in).There was a nickel-sized hole punched through one of my floorboards with some kind of cheap resin patch job done to address it, this looked like someone jumped on a couch and put the foot through the boardThe carpets in both bedrooms where pretty dirty; not vacuumed and had an off smell to them.
