He needs to provide you real dates for milestones, and assurance he will hit them.

Pay to little and they won't want to work for you and just place a lien.....Come up w/ a set of milestones or draws, make it clear what needs to be done and when.

He is interested in equity in exchange for “Sweat Equity”.My thought is to offer equity based on reaching Schedule and Milestone incentives.

Have you found or built a visual dashboard (charts and graphs) that's easy enough to update and works for you?

They also sell a current graph for different metro areas, like their 24 major metro area graph.  

Set up a draw, define your milestones, and pay on time.
