Just in the last 5 years the median price has doubled in Detroit (see below chart).

So while yes, 100%, over a long enough timeline real estate at median has always risen, specific neighborhoods have fallen from grace and generations later never recovered to par (inflation adjusted that is).

This gives me a gut check in terms of what the rent range is for this property based on location, number of bedrooms, and number of bathrooms by showing the average rent, median rent, 25th percentile, and 75th percentile.

I'd love to meet up, specifically areas East of the 215 and or North of the 10.I'm also curious about starting out in B-/C+ class-ish multi-property where the median house is around $500k, however it boarders an area of the median home of $700k. 

Search on this forum and you can see the buffer contingency numbers which people how have invested and got burnt come out with and maybe use  a median to calculate based on that:)

I’m in the Dallas area where it’s hard to get the 1% rule now, but population and job growth here keeps appreciation high in homes under the median price.
