This is coming from someone to stepped out of W2 in their early/mid 30s, and I can tell you first hand it's not cheap and anybody that tries this really does not understand the reality of it.To your other questions, cash flow is just a mechanism of leverage nothing less or more.

Their combined monthly income is 3X my rental amount but the man's income is in cash (he is a car mechanic).

@George Ramsay , I wouldn't even want to get training from someone that tries to "sell" you into his program by telling you that you if you don't jump on an opportunity immediately before you have time to really think about it means you are a failure.

Failure to pay rent is a pretty clear violation of a lease, even in very pro-tenant states, so after the hassle of the lawsuit, a path is clear to make the property owner whole.

With 16yrs ahead of us, they already been lied to /stolen/manipulated from but they will never brag to you about their failures. and that is why you believe doctors make the worst investors.

For me, I would need them understand this was a failure on their part, and it can’t happen again.
