Get a job in property management.

My excess cash flow per year is around $300k in cash, meaning theoretically I could do 6 deals, but in order to make that salary (HHI $722k) I need someone with the time to do the repairs and manage the tenants.

Just make sure the management part is taken care of.

I currently self-manage three properties in the Atlanta metro area and have learned a ton through trial and error over the years.

My wife and I come from a manufacturing leadership and project management background. 

Spending a ton on property management doesn't seem like the best move.

There are online platforms like Rentable.com that will handle opening the correct accounts / all compliance tasks related to managing deposits
