I have a w-2 income and own three properties, all long term rentals, that I've had for a few years.

We are considering investing in Houston as foreign investors (from Belgium), our goal is to find and start with a long-term rental single or multi family home. 

I also live in NY and have invested long distance without scouting the area. 

For example, whole life insurance has at least 5 different terms associated with it now.

Four properties were existing STR's that had a permit 'transfer' and the other half were eligible properties that successfully launched with astounding success.

I’m a full-time sales professional at a global GSI, so I’m seeking relatively efficient strategies.Has anyone successfully used cash-out refinances, 1031 exchanges, or other equity-based approaches to boost income?

Great points, ZharaBirmingham has relatively steady and diverse rental demand, and I’ve seen many investors I work with have success with C/B class buy-and-holds.Location is key—areas near UAB, major employers, and popular suburbs tend to have the strongest rental demand, while C/D class markets offer solid affordable housing and Section 8 opportunities.
