I loathe moving and it's just nice to have a few of these things already out in the house in case they're needed.As far as rehab stuff, I always install:*gooseneck faucets in the kitchen (Amazon sells a decent one that's not at all expensive)*some kind of subway or glass tile backsplash, depends on the house*sheet vinyl under all sinks*plantation style blinds on the windows, don't want them hanging their own (or tacking up towels or sheets over the windows)*LED bulbs everywhere, I grab a bunch when they go on sale *some kind of cute, cheap pendant light over the kitchen sink (again, depends on the house).

Brian I have not worked with Memphis Invest but I have talked to Chris on the phone before.Everything I have read over the years here and others who have bought from them seemed positive so that's all I can relay about it.With any turn key company you are losing some of the upside for the convenience but you are also losing much of the upfront work of buying the property, fixing it up, and screening for a quality renter.Some investors loathe turn key and want more yield and others are fine with it.

But now I'm at the point where I have absolutely no more cash to invest so I'll have to start looking at other ways to fund the next few properties.I am really loathe to take out a mortgage because I hate the thought of paying someone else interest and I think origination fees are ridiculous.
