I’ve been thinking about partnering with a successful wholesaler and seeing if they will expand their operation to include the zip codes I am interested in.Example:  I would like to partner and give money to a successful Detroit or Texas wholesaler and see if they are willing to add my Georgia target market to their operations.Before moving forward, I wanted to get some feedback and advice from those who are wholesalers or who have partnered with wholesalers.Has anyone ever heard or have experience in a partnership like this? 

@Jonathan B.Assuming you pass the "material participation" test for 2023 and did not use the property yourself (or used very little), you should be able to treat it as an STR for 2023, including bonus depreciation.  

This also leaves me with $3,750 stuck in the deal (not including financing and closing costs, which could easily add another $20,000).In total, if I had to include closing costs and financing costs, I’d have about $23,000 (if not more) tied up in the deal and lose close to $700/month before accounting for expenses.

I immediately called Financial Freedom they explained that the $200 was for their "pay -site" which includes a free weekly conference call, etc.

One approach that I have not seen included in the discussion is as you are still in the planning phase, you could change your approach and the facts to make it more favorable for your strategy.

If you are going to offer cash for keys, put it in writing with specific expectations, and include a penalty if she fails.
