You lose because there are many other suckers out there falling for the same line and sharing the same low-quality leads that don't translate into sales.Do the math.

I'm looking to get a home equuity line of credit for an investment property owned by my LLC.

My understanding is that the ballpark standard of "unless it would be outrageously tough" (something along those lines) is what applies if you're doing a rehab, seeking new permits, doing structural changes anyways, and things of that nature.For existing pre-ADA structures, my understanding is that the standard is more along the lines of "if it can be easily/cheaply done, you have to do it."

However, I noticed that as a Costco member, they also offer HVAC services, including the same product line (Lennox), along with a 10% Costco Shop Card if you go through them.Has anyone here used Costco for their HVAC needs?

This will put you more in line with the market.

But that is another issue I have, finding a buyer AFTER you go binding vs having a buyer lined up first...but that's for another post. 

There's the Marshwalk, which is a cool outdoor boardwalk lined with restaurants and bars. 

-Why not include a contingency line item in your construction loan rather than raise the contingency funds from your equity partners?
