I am okay with limited cashflow while I'm in my prime W2 working years but not negative. 

Lots of areas that pencil very well on paper but the quality of renter you will get is going to eat into any profit you may think you are getting.

But guess what?

Dan makes a great point - you want to be clear of any areas that are working on limiting the ability to rent OR cap your rental potential.

You have to put more money down and pay a higher interest rate and is limited to only 2% IPC.

It's very limiting to only be able to rent 3 months or more minimum.
