So this bank did the final part of their underwriting 2.5 months into the process while my 2nd lender (the one that I finally went with) was able to give me the green-light after only 2 weeks...

If the property only needs light cosmetic updates, 3 months might be doable, but for more extensive renovations, it’s going to take longer. 

First impressions matter and presenting a property in its best light can attract potential buyers and increase its market value.

I have green lighted projects earning cash.  9 properties generating $7,200 monthly.I look for like minded investors interested in maximizing every invested dollars.  

There was also a failing retaining wall in the rear of the property that completely blocked natural light form a handful of houses, and was technically on the property line and a shared responsibility.

I prefer customers to buy there fixtures only, that's it.

-"light value add" won't cut it if you want to refinance and get most of your outlay back out.
