The line on the left between the lighter and darker wood is where it gives when you step on it and where there is a pretty good lip between the two types of wood.

Albeit about $5,000 lighter...

It is used because its lighter than concrete, has a fire rating, and provides some acoustical benefits.

It is a lighter blue color. 

And even that is not binary...full rehab or fully stabilized property...you may be able to find something with some built in equity by either buying right, putting in a little sweat equity, or doing lighter cosmetic rehab (landscaping, paint, floors, appliances)...or buying in the path of progress.

If you are going to change to lighter colors that will require at least two coats.

We tend to keep our fees on the lighter end, but pretty much every syndicator needs compensation for the things.  

Lighter colors are coming back and they actually show less dirt than dark.
