One of my goals for this year is to buy a property OOS and another one in my backyard.

For me, if I wasted even half a day trying to find one rather than buying this one it just would not have made sense.

There are lenders out there spending a ton on advertising with an army of correspondent's funneling them loans and many can very well be one and done borrowers because the loan servicing/construction admin is lousy. 

i’m looking for one as well if anyone has one. 

Some other investors had purchased it to flip it and decided they had too many projects going to handle one this big.
