All this in addition to 6 other lease violations...

Though applicant 1 shared 2 year old lease ( ended 2021) which has applicant 2 name( shows in credit report too) but it does not show on applicant 2 credit report.

Double check your lease, all the legalities and still check with the landlord....

You could also put a stipulation in the lease that if the bill goes over xxxx they will be charged an additional fee.

I understand the hesitancy to lease to students but vacancy is so low, that if you can handle a few headaches, it's worth it.

That means having a great property manager and attorney.I've had a few problematic tenants since I started investing in 2019, but fortunately in each of those 3 cases we've been able to negotiate an early lease termination.All investments come with risk, so the key is to mitigate and manage it as best as you can.
