Mike thinks 15% of rent would cover vacancy, maintenance/cap ex, misc (missed payments, asset protection (actually I am not surehebelieves in asset protection), utilities from property failure such as slab leak).

The roof leaks and has to be repaired by the time the rain comes and there's no heating or AC units.The partner’s focus on finishing the project to perfection rather than timely completion has further delayed progress, and our financial situation has worsened as we struggle to pay the mortgage.Given these circumstances, we’re considering selling the property.

I actually had a deal on the table, as a hard lender, for an even split between the project manager, myself and the contractor (a close friend), for 33% across the board, but upon inspection, a water problem was detected and we rescinded the offer.

Main things we are looking for are:1) Are residents keeping property in decent shape2) Any leaks or issues that could lead to substantial damage3) Any capital repair concerns (mostly foundation) that we might need to address4) Long term guests who aren't on the lease, pets who they're not supposed to have, etc.We also change the furnace filters (because we don't trust them to do that), clean off the AC units and are considering cleaning the gutters for an added fee if tenants request it.
