Charlie, you are correct on RESPA as Federal regulation, but finder's fee for unlicensed individuals in real estate is state by state regulation - In California, for example as long as it is diclosed this is legal - "In California, a “finder’s exception,” allowing an unlicensed person to be compensated for introducing parties to a real estate transaction, has been judicially approved since 1923.

At the time when the chemical industry discovered farmers as a huge market all sorts of herbicides and pesticides (the are banned today) were introduced, stored and disposed of basically into the ground: the farmer did not want to have stuff growing between the barn and the farmhouse anyway, so seemed like a good spot to kick that barrel over.

About 15 years ago contract for deeds were virtually eliminated in Texas by legislation which not only limited the benefits of using a CD, but introduced severe penalties for even minor issues of non compliance.
