While I employ a lot of modern intelligence these days, there are some things I do not compromise.   

No hassle, 100% liquid.Now factor in the equity she had at the beginning, the option of using a 1031 exchange, and intelligently investing the proceeds and there is a TON of room to improve the return on this capital!

Artificial Intelligence and Machine Learning: AI is able to quickly analyze large amounts of data to identify patterns and in turn make predictions.

Growth is in many part's/way's off the chart's but I question how much thought is going into intelligent planned, structured growth and how much is just buck-wild unchecked growth.

Generally not the ones that needed 30 telemarketers and don't confuse a bull market with intelligence.

As for allowing kids to do their own things vs steering them into REI, it depends on your kid's traits, personality, habits, intelligence among many other (genetic) gifts or lack of. 

I don’t know the market so I can not make any intelligent responses as to value. 

I am flattered that my writing comes off as intelligently as an AI model though! 

I do not have personal experience investing in flyover states, so take this with a grain of salt.This is my 'gut reaction,' which could 100% be totally off & I'll defer to those with actual experience 100%...Any place you are buying that has tenants paying 2x in rent what they could otherwise pay in PITI because the [ $70k * 3.5% = $2450 ] down payment is too much of a down payment for them to save up, isn't exactly going to have high quality low maintenance intelligent people as tenants. 

I know inflation will slowly send my real estate values up through the years, (though for real value: I am not intelligent enough to say whether it will be higher or lower) and with a my current financing structure I will do more than alright if I hold on for the next decade or so.The portfolio is structured on a 20 year term, of which I am 6 years through.
