I feel as though our inexperience made us easy targets.  

Having been previously burned by my inexperience, I am hyper-paranoid. 

There is some serious investment knowledge being shared here.I'm from Houston and currently invest in single family homes in my area, but as I progress in experience and cash, I would like to go full steam into commercial retail strip centers. 

I thought maybe I could borrow the vendors money, secured on my company shares, but I'm inexperience with this type of setups.please help!

Many loan officers, because of their inexperience will give you the sweet talk, because their managers are telling them to do so, so that they don't miss out on any deals.

My inexperiance is evident.

It's been more challenging than I expected to find the right property, part due to a hot market in Houston and part due to my inexperience.

My deal happened to work out well for me however, most importantly I was paid in experience.

I've never bought a home to rent out and other than my 6 months with a real estate sales license and some good friends who are contractors I'm pretty limited in experience.
