This is very frustrating given that I was under the impression that I could just roll the entire retirement balances over to a IRA and then have complete control to invest that money into properties. 

My first impression is that your numbers in the current economic climate seem a little rosy.I also have friends that are builders and I try to stay in touch with them on costs as we mostly do "to the studs" renovations when we buy a place. 

Showing off my data will only give people the wrong impression.

Those terms seem to favorably impress people who are unsophisticated in finance as having found the holy grail of wealth accumulation.  

I was very impressed with the communication and the easy process.

I would invest in Sunrise Capital, but I didn't get the impression that they would accept $50K as an initial investment, which I always like to do to try out a new firm (for me) and to diversify geography and risk.

Additionally, it feels the most appropriate approach for both profiles I described above and allows me to focus on learning one strategy.
