I think people look at real estate the wrong way and want the loss to offset their W-2 income.The first and most benefit goal with real estate is that your cash flow and appreciation is not taxed.if you are making 8% from cash-flow and appreciation and it is not taxed, imagine how quickly your wealth can grow.If you can offset the rental loss with your income income, that is just icing on the cake.

I remember those 35 acre ranchettes was very popular in the day.. not sure why 35 acres and not 40s  as you could break down a section  ( 640 acres) in even numbers 320 s  160s  80 s 40s 20s etc. 35 always struck me as odd and you would see them advertised in hunting and fishing mags..

But a lot are greater than or equal to the Heights which is a very, very good area in Houston.The mall I went to was The Highlight at Houston Center. near the big green area, ice skating rink, and basketball center.

In fact, we were working on the roof of a house after our last ice storm and three different families stopped by to check out the "great deal" ($650 rent for a 4 bedroom, 3 bath house I rent for $995).

The kitchen is what's sold me in my first house and it'd a great lay out in my current house.My next house I'll be a bit more specific - bigger deeper sinks, pasta faucet even if I only use it once a yesr for a big jug of summer iced tea lol and a dishwasher, walk in pantry are on my check list.I feel other amenities like skylights or big windows, cellars for dry storage would be cool too but I'm not really a big baker or canner lol.Now it's got me thinking - imagine a hidden island?

Examples - owner occupied loans for house hackers, specific market knowledge (ie - friend of mine that ice fishes and bought a short term rental cabin in an ice fishing spot that you and I would never know of), ability to do renovation on your own or cheap, contacts with local companies or organizations that would be a tenant source for mid term rentals, ways to source off market deals, etc.Whatever it is, figure that out and get started.
