If you own cash, then you will probably have to get a loan to buy out the other person (most people don't have hundreds of thousands of dollars sitting around to buy someone out). 

The same goes here - you have an deal worth several hundred thousand dollars on the line.

And dont know about Ken.. but his partner for sure was very versed in sub to.. the information was accurate as we both kind of played in the northwest sandbox . and before sub to foreclosure rescues / rent backs became illegal in about 08 I personally did a few hundred of them. 

I don't notice the obvious AI posts - I do notice some of the copy and paste but then my brain cells are tired lol The "should I get an LLC" question has been posted hundreds of times.

I am talking in general, especially for investors successful enough to park a few hundred k not leveraged at those returns.

I don’t have 200 so I am a bit confused where you got the number from but sure I do have hundreds of LTRs. 

April is a safe month to "play the market" if you will, because the market starts picking up as a whole then but, a good reliable tenant to me always seems better than making a few hundred more a month.
