Is this price differential largely a matter of how high-end you make the finishes?

I am not familiar with how HELOCs work but they declined me saying my DTI is too high.  

Some theming is basic and some is overdone, try to be unique or at least high quality, not a place you want to skimp.

Besides that, just wanted to chime in real quick - I'd highly check in with a CPA and I am no tax expert, so wanted to preference that.

@Adam SherwoodI think you started with the price a little high, there has been a lot of new supply of multifamily housing added in the Tempe area, so that has pushed prices down a little and made it more competitive, so you have to have a great listing to attract a quality tenant.

Bonus Tip: If this quadruplex is out of state, I’d highly recommend building a reliable local team (cleaners, handymen, etc.) and maybe consider hiring a co-host or VA to help with day-to-day tasks, especially if you scale up. 

Its proximity to campus, turnkey condition, and rental history make it particularly appealing to investors seeking high cash flow and low vacancy risks.
