If it's not healthy, then it's probably not a good rental in the first place and you should probably sell it and get something that's a better rental (if you can't improve the numbers). 

Unless it’s a COA that is 2 stories or less and is very financially healthy.

Add the other positive trends mentioned above and the real estate market is pretty healthy there thank you very much.Hope this helps!

Before purchasing these rentals, did you make sure you had a healthy amount of reserves for repairs needed as well?

As long as the bank sector is healthy, no credit event in 2024 and there's no collapse like 2008 for residential, that's what matters.So we see market crash in some sectors but for most people we are just fine...The fact that RRP has reduced a lot is also indication that bank sector is more liquid these days.......

The DSCR products for investors are pricing below 7% on a 30 year fixed with healthy credit and reserves. 

We have a healthy rental market but if you are closer to the beaches even better. 

Based on your calculation, you retire in 10 years at the age of 49 which is much better than the average person.You will likely have a bunch of paid off houses and a healthy 401k balance.Seems like a sweet analysis.I am happy for you.
