There really are no true short cuts to success in investing.

I have reached out to the seller with questions about the people to talk to for things, especially short cuts he has learned over the years.

But ultimately, I strongly believe we all grow a lot more when we avoid the easy shortcuts anyway. :)To take your game to the next level, I think you need to do 3 things: Develop your ability to find deals OFF-MARKET (not just pre-market, from wholesalers or at an auction)Develop your ability to find private financing (not hard money)Develop your ability to find and negotiate seller financingTo find deals off-market, you're going to have to do your own marketing to generate leads.  

I am looking at the guides and the recommended books, I am not trying to get some magical shortcuts.

You won't get mush with that.Ther are no short cuts to success.

Make sure you get an inspection because if it's a flip, you never know if shortcuts were made to cut costs.

As a new agent, there are no magic tricks and shortcuts to finding clientele.
