Living there I happen to know several tenants aren't paying and there is no restaurant currently there and hasn't been for years. 

So many different little neighborhoods of residential that surround bars and restaurants and shops.

It was akin to the act of deciding on a category cuisine, picking a well regarded restaurant and trusting the chef.

There are also plenty of great bars, restaurants, and shops in the area.

Or what if you do what restaurants do with an extra 3% for credit cards...charge a monthly fee for market rent?

We own a restaurant building in Downtown Phoenix, and my tenant is having a horrible time with indigence hanging out or parking there at night and leaving dirty diapers and other items.

I am under writing a small 2 tenant brand new building that the franchise i am would be one tenant and the other one ideally a restaurant but not signed yet. 

I've read people's comments on the Parkway Lofts and how the building is nice but the area is still awful.. however there's really nothing there, whereas to the east there are at least some restaurants, new Aldi supermarket, etc.  

The community is a 5-minute bike ride to the beach with cliffs and some dunes, and 3 minutes from a cool outdoor beach restaurant. 10 minutes north is the town of Marmol, and minutes north of that, there are small touristy beach towns.
