We avoid tiling any niches, as those collect grime, and we always use dark grout and small grout lines to minimize staining.- We remove as many things with moving parts as possible (i.e. no ceiling fans, we don’t provide washer/dryer, provide dishwasher only when necessary for neighborhood, etc.).

@ Eric Schafer, the A/C 'repair' was just a through cleaning, but they had to put special chemicals because of the dog hair and grime.

I want to take a moment to record my list of prospective tenants (really glad I learned how to run background checks):- 12 grams of coke with a gun, he's just out of prison- felony possession of meth with a firearm, she's just out of prison- forgery of checks, judgments from wells fargo/us bank/payday loans in the range of $1000 to $2500 each, then the last one to Kum and Go gas station for $12.53....

Having the ability to create a report that showed me exactly who had not paid their rent and included their phone number and e-mail address allowed me to contact them with a friendly reminder before they got the "nasty-gram" 3-day notice on their door, or in their hand.
