Anna, you're sitting on gold if this property is large enough to accomodate an ADU. 

I'm going to unload the gold progressively, the fixed rate debt, and BDCs into mega cap stocks, large cap stocks, and options among both areas.

Frankly, I would have been happy with no increases :D so a -8% was gold!

Two other small pieces of advice that are gold, as far as I'm concerned:After you've covered the basics ask, "Is there anything you can tell me off the record?" 

If you cant, sinking money into a rate buy down seems to be a fools gold IMO.

Stay away from gurus and people who charge you for their “expertise” in the beginning  so much free info out there  Its exciting to see how investors grow in this journey, and I’m sure you’ll build valuable connections along the way- Bigger pockets is a gold mine. 

You can not do that with many other assets like stocks or gold. they are what they are.

It has a lot of little nuggets about the process.
