I think that maybe I just don't possess the designer gene or is this something that can be learned (I'm sure it can be learned).  

@Jon Holdman and @Gene Hacker , I lived in that house for over 10 years before I rent it out.  

I'd suggest you google Gene Trowbridge and Evaluating Syndicators, there will be a wealth of info there (Gene is a syndication attorney).

Gene Hacker I have found the same thing about Craigslist, scams, solicitors, or people wanting to have a party.
