I'm fine with that, but my goal is that the investor learns how to fish on his own, so that no matter what happens in life, they have the skill set to prosper. 

He worked in the water department in a Northern CA town for 30 years I helped him buy his home which he had paid for .. and we had many plans to do what we both love go trout fishing ..So there is a balance.. and for me being north of 65 I have all sorts fo business I work on every day I work harder now than I did in my 30s when I lived in the Napa Valley and play 140 rounds of golf a year.. at this age what else is there to do..

That's NUTS! 

They can teach you how to fish, possibly buy your fish, but they won't fish for you.If you are very interested in this niche of real estate, you would be a fool not to at least buy the VestRight course.

The rent growth and appreciation since 2017 has been nuts.

Both are true in the game of real estate investing.The best deals I've ever put together had some of the best results and everyone around me thought I was nuts. 

But they don't need to pay more here as our area has always had strong rental demand, and some slowing would likely be a good thing as it's been nuts. 

Key West and the other keys does pretty well year round, relatively speaking; there's a lot of fishing attraction along the Keys even in the summer. 

I'm a fish out of water in this situation (this is my home, I don't do RE for income), so any possible approach to the situation is appreciated!

Im a South Shore guy and the market here is nuts right now.
