I'm a rookie in whole selling , I only have the knowledge that social media has and I think I understand how it works but have no idea of where to start or how its pretty frustrating not being able to provide for my family the way I want to and I could really use some advice or maybe tutoring in this subject, I just turned 20 and I want to have a good life in this economy I could really use any advice thank you so much.

I fired them last year.I just opened my mail to find a notice from a COLLECTION AGENCY stating I owed them money.

Point is, risk exists with ALL of it and there is no sure fire "guaranteed" anything.

Starting around 2021 WIP who clearly thought rezoning would be a no-brainer seemingly started to get frustrated with the pushback from the city and residents.

You have many options here.1) Terminate the lease: It clearly states that they must have renter's insurance and the lapse can result in a default2)Have them cover the damages with sufficient evidence that they caused it3) Claim it on your insurance for the property, likely they won't give a good payout unless a fire, flood, or some sort of wind damage.

If your tenant starts a kitchen fire and the insurance provider finds out it was a rental, they will deny your claim.Landlord insurance still covers the property, but won't cover your personal belongings since you live elsewhere.

Here they all start with "Are you aware of any XYC.." and none of them are asking about previous repairs or issues.I understand that you are concerned, but honestly, if the water damage was resolved, the soaked parts replaced, why would it matter any longer?
