Creative finance all comes down to the creator!

I accepted my first ever owner financing buyer and closed 2 weeks ago.

You can contribute by finding deals or managing properties in exchange for a share of the profits.Lease Options: Control properties without owning them by renting with an option to buy, and potentially sublease for profit.Owner Financing: Buy properties directly from sellers willing to finance, bypassing traditional lenders and often requiring less upfront money.REIGs: Join real estate investment groups to pool funds with others for property investments.For a more hands-off approach, investing in turnkey properties in growing markets with minimal upfront investment would be ideal (like in the Southeast and Midwest of the country).

I am looking for recommendations for best financing options.The owner is considering financing it, but until they agree, I am planning as if they will not do so.The local credit union I use, who is very investor friendly, is unable to lend on properties larger than 4 units right now. 

BRRRR is not a great strategy in the current market due to the mortgage rates so it's not as applicable as many think from reading older posts or books about how easy it is.

Through a wholesaler How did you finance this deal?

Do you have your financing in place or are you using all your own money (or an investor)?

Is it deal flow, financing, or something else?

Is it similar to Savannah / Tybee where new STR's can only be in certain zoning areas and there is a waitlist for applications?
