You should look to link up with investors in those areas and get some feedback on the good, bad, and ugly. 

Lots of wrong/bad numbers and high email bounce rate.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

In my personal experiences a lot of structural items start with bad drainage.

I or a partner have done at least two of his boot-camps over the years, including his land & commercial property which helped us buy our first three land joint ventures-with-the-sellers a few years ago – never has there been subsequent illegal charges, but I do read thoroughly the agreements and immediately notate in my day-timer the required termination date for any company’s teaser or rebate.Again, I empathize with those who had bad experiences with any company’s or guru’s teasers, but I’d suggest rather than avoiding teasers and rebates, take advantage of them!

Downside is setting the “ sale” price such that the original investors get fair value and NewCo investors aren’t getting a bad deal.  

I am not going to list the good, bad and ugly for each but mention just a few things that stand out.
