And be sure you have the ability to fire them at will and settle up so if they aren't progressing how you would expect, you can move on without paying huge penalties or in some cases not having any way of being able to fire them at all (some of the builders' contracts are ridiculously in their favor). 

Always be in front of the contract and prioritize where you're buying and entry price. lf all those are three in your favor, you have a lot of leeway with some of the normal but difficult parts of a fix & flop/hold.

If you want to do people a favor you can get their offer(s) in writing and then when they try some bait and switch on you - report them to the state and national licensing boards.

This is a big legal issue that may weigh in favor of the investor.

I think this was written very much in favor of the LL, but the tenant and LL agreed to the lease terms.  

When tenants aren’t able to achieve long-term success, they’re more likely to move out in search of a more favorable location. 

If those two things are in your favor, you will do well.

Excuses don't count and the judge will find in your favor.

I would imagine the neighborhood has favorable appreciation.
