my father has been investing in detroit for 22 years over 100 different properties i am not sure which is the better choice but we always have the tenants fill out an affidavitwater bills in detroit can come in extremely high at times and if the tenant decides to skip out on paying rent and bills, it can cost you thousands if it is under your name and not theirs.

🏠👍Alot of people would disagree with you, but I am in the minority and personally follow this philosophy with my residential rentals because it hardens them against a severe recession and the risk of losing the property if and when rents fall too low to support a mortgage.And my father in law is essentially retired and did so after paying off all his rental mortgages to own them free and clear.
