Salaries are crazy high too - take a scroll through the grey book sometime and look at the high-five through mid-six figure salaries (if they're faculty that's a 9 month salary - they get more for summers, research, publications, fellowships, and more).

Hi Frances,We do a large amount of rentals in the area and the only significant seasonal patterns I notice are in the ASU vicinity (students and faculty) and for short term corporate/vacation rentals for snowbirds (October to April).

My tenants tend to be faculty at the university, or grad students, and they appreciate having a landlord who can communicate with them in their primary language, and I've had a really great response from those who have come to view the apartments.The neighborhood I'm in is rapidly changing, and my first property is already worth more than double what I bought it for.
