I had a whole incubator program I called "0-Hero" where I would train a person in everything, literally everything, from 0, and promoted best part was no buyer-list needed or struggle to find $ because that was me, done, ready to go just do the steps. 

Right now, I have 100k to invest, 17k in reserves, 40k in retirement and I can realistically save 30k a year in my current position (60k/yr when I am promoted in a year or two)Back to the discussion topic.

You guys sell this stuff, no one promotes this besides the one selling it.  

Most enticing is it is located on a very well established street with a wall score of 92 - lots of restaurants, bars, shops and a park nearby.

They ask about staying long term, hoping the thought of all that money will entice you to interact with them and leave your defenses down. 

That line is been stated and promoted literally thousands upon millions of times.     

A few months back, a longtime client of mine was enticed by a similar annuity offer promising to cover conversion taxes with a cash bonus.

However I only know the western Oregon market and this type of RE wholesale would only work in the midwest or south where real estate isn't as crazy high demand/low inventory/above market value as Oregon is, so I can't apply my same parameters/experience/cost of renovations/what local buyers prefer/high demand neighborhoods vs slums etcMost RE programs have lots of reviews but this program seems to have no easy to find honest reviews from folks that are not connected to promoting it

Also syndicators massaging debt to make deals pencil to entice LP investment and are now struggling with existing deals blowing up.
