You have no control over this.

No emotions... no arguments.... this is the lease conditions, this is the eviction process for not following the lease terms... that's it.... no emotion. 

Many times they do not realize the adding of the adu makes their existing unit rent controlled.  

I don't see a national rent control law ever coming into law - aside from the fact that there's just no need for it, there's way too many things working against it - Congress, constitutional law, lobbyists, etc.

A deal killer has no emotions.

You lose all of the control and these are long term investments - but in my experience the returns match what I had on the active real estate and I am hiring professionals to manage the assets.  

I will be buying a multifamily property in a landlord-friendly state without any rent control.

The biggest difference to me is that YOU have control of every aspect of an active investment, while somebody else is in “control” of a passive investment.  

Single family homes are exempt from rent control when privately owned.
